Arverne East is one of New York City’s most significant coastal resilience and mixed-use developments, transforming 116-acres of vacant land in the Rockaways into a new community with affordable housing, commercial space, and publicly accessible amenities. The project provides critical infrastructure to support future development while integrating sustainable design and flood resiliency strategies.

DMF is supporting the reconstruction of Beach 35th Street and Beach 38th Street, expanding the roadway network, implementing the Amended Drainage Plan, and coordinating upgrades to private utilities. These improvements align new streets, infrastructure, and stormwater systems with City standards — laying the groundwork for future housing and community development.

Prior to founding DMF, our president led the civil engineering effort for Arverne East, overseeing roadway and site infrastructure design, grading, drainage, utility coordination, and agency approvals. This experience informs DMF’s work on complex, multi-agency projects, with a focus on resilient infrastructure that supports long-term community growth.
